Halifax Developments Limited’s security officers regularly patrol and inspect each floor in the building. Cogswell Tower has insulation above its ceiling that contains 60%-65% chrysotile asbestos (A.C.M.) on the beams and Q-deck for sound and fireproofing. Health safety standards require that airborne fibre levels be below 0.10 fibres per cubic centimeter. Left alone, asbestos does not pose a problem. When it is necessary to disturb it, however, due to construction, electrical or telephone changes, etc, it must be done under controlled conditions. For this reason, it is imperative that any work done above the ceiling be co-ordinated with the Halifax Developments Limited Manager of Building Services (474-6625) to ensure that proper procedures are followed. An asbestos management plan has been established and is available for viewing in our main office, suite 1210 Cogswell Tower. As part of this plan, quality air testing is done to ensure the condition of the ACM has not changed. (Click here to COMPLETE the appropriate FORM if above ceiling work is required at anytime throughout your tenancy.)
Courier drop-off boxes are located in the "A" level elevator lobby.
HDL requires that courier items be delivered through the service elevator only that is accessible through the "C" level of the Scotia Square Parkade on Market Street.
• Four passenger Otis elevators
• 9' 5" high x 6' 6" wide x 5' x 9" deep
Cogswell Tower is served by four high speed elevators, located at the main entrance on Barrington Street. The elevators can also be directly accessed from the "A" and "E" parking levels. One service elevator can be accessed from the "C" and "S" levels. A key is required to access the elevator from "S" level.
The fire alarm system consists of a two-stage alarm with voice communication. Upon activation, the alarm sends a signal directly to our security office. The fire department is then immediately called. Also, an emergency team consisting of members of the HDL security and engineering departments are dispatched to begin investigating and assessing the emergency.
Upon activation, the alarm will normally put out a slow ring for approximately five minutes. Should the emergency worsen, a second bell will occur. The second stage will be a continuous ring. ALL TENANTS ARE TO EVACUATE WHEN THIS BELL RINGS. Halifax Developments Limited will keep building occupants apprised by the voice communication system.
When an alarm sounds, an emergency recall system is activated whereby the elevators automatically return to the Ground Level of the Tower. If the elevator is occupied when the emergency recall system starts, the elevator will return to the ground level of the tower where passengers can exit the elevator and the building.
Should a fire occur in Cogswell Tower, Tenants should pull the nearest fire alarm. Pull stations are located on each floor by each stairwell. When possible, tenants should notify the OPS Centre Dispatch (423-9138) about the fire and its exact location after an evacuation has occurred. Tenants’ first priority should be the safety of all employees and visitors. Tenants should not attempt to fight the fire. Only trained personnel know best how to use the equipment.
Cogswell Tower also houses a standpipe system: a pipe that runs from bottom to the top of the building and contains pressurized water. In the event of a fire, fire fighters attach their hoses to the pipe for their water supply. Water hoses and water-type extinguishers are found in glass compartments in the corridor on each floor. Due to extreme pressure, only trained personnel should use hoses. Further protection is available via smoke and heat detectors.
Halifax Developments Limited provide and maintain fire extinguishers as part of our base building standards. Additional extinguishers are the responsibility of the tenant.
Canada Post delivers directly to Tenants’ premises.
A full-service post office is available in Lawton’s in the Lower Level of Scotia Square.
Postal boxes are located in the "A" level lobby.
